Responsibilities:

  • SingTel
    • Leasing of space to external customers for rental revenue
      • To achieve the best achievable rental from external tenants.
      • To achieve a good occupancy rate for buildings leased to external tenants at all times.
      • To budget and initiate tenancy works (when necessary).
      • Work with Facilities Management ("FM") to ensure that property is ready for handover especially when there are specific tenant's requirements.
      • Review property tax charges and administer payments.
      • Constantly review existing lease documentation to check that SingTel leases are consistent with Singapore's real estate industry practice.
    • Review of Property Portfolio
      • Source, evaluate and shortlist professional valuer to conduct assessment on property values.
      • Analyse and provide an overview of the real estate market conditions and future trends.
      • Provide analysis on the differential premium/charge for change of use and increase in intensity.
      • Advise & manage issues arising from the change of use and lease upgrading application to SLA.
  • SingTel Group
    • To assist and advise other SingTel SBUs, SGOs, subsidiaries and joint ventures in their real estate needs.
    • Undertake property searches and compile information on space availability and prevailing market rental.
    • Source for 3rd party space for SingTel Group users to support commercial market penetration.
    • Recommend suitable properties based on users' requirements and undertake lease negotiation on behalf of the users.
    • Represent SingTel users in all property negotiations.
    • Facilitate the administration on any property related acquisition beginning from the property selection process to the final execution of the property lease.
    • Advise SingTel users on their lease obligations to 3rd party property owners.

Requirements:

  • A good degree in Real Estate/Building.
  • At least 6 years of experience in a managerial position handling real estate marketing and leasing.
  • Good knowledge of real estate market.
  • Well versed with development and leasing market trends and industry practices.
  • Familiar with land laws.
  • Possess resourcefulness, strong communication and interpersonal skills and great independence.
